Keating, AICP- <br />Community DevelopmentL46/r <br />,41 - <br />FROM: Stan Boling, AICP <br />Planning Director <br />DATE: August 18, 1999 <br />SUBJECT: Request for Authorization to Amend the SR60 Corridor Plan Requirements for <br />the 98' Avenue Manufacturing Area and to Revise Appointments to the SR60 <br />On-going Review Task Force <br />It is requested that the data herein presented be given formal consideration by the Board of County <br />Commissioners at its regular meeting of August 24, 1999. <br />Over the last few months, county planning staff has worked with Chamber of Commerce staff, <br />owners of manufacturing businesses located along 98t° Avenue, and the two members of the SR60 <br />On-going Review Task Force to address concerns about certain SR60 corridor requirements as <br />applied to manufacturing businesses. All parties have agreed upon a proposed amendment to the <br />existing land development regulations (LDRs) that would recognize unique characteristics of the 98* <br />Avenue manufacturing area, ensure proper buffering, and provide certain corridor plan exemptions <br />and flexibilities for that area <br />Staff now seeks authorization from the Board of County Commissioners to initiate formal review <br />and consideration of an LDR amendment to address the 981s Avenue manubeiring area Staff also <br />requests that the Board address the appointment of replacement members for the SR60 On-going <br />Review Task Force. <br />• 98" Avenue Manufacturing Area: <br />The existing SR60 Corridor requirements apply throughout the SR60 Corridor. Besides the area <br />along SR 60 itself, the corridor includes the industrially zoned manufacturing businesses located <br />south of SR60 on the west side of 98te Avenue (see attachment #1). Although there are some other <br />industrially zoned properties within the SR60 Corridor along 90m Avenue, the subject segment of <br />98`s Avenue is the only area within the corridor where there is a concentration of solely <br />manufacturing uses. Currently, most SR60 Corridor Plan requirements apply to industrial uses, <br />although industrial uses are specifically exempted from architectural/building and foundation <br />planting dents "...for building facades that do not abut residentially designated areas or front <br />on public or platted roads."
