r <br />Prior to that expiration date, the project applicant filed a request to extend the preliminary PD plan <br />approval date by one year. The applicant cites financing issues as the reason for the delay in <br />commencement of project construction. Pursuant to applicable PD and site plan regulations, the <br />extension request may now be considered by the Board of County Commissioners. <br />Although the LDRs have been amended since the time of project review and approval, the members <br />of the Technical Review Committee (TRC) concur that subsequent amendments as applied to the <br />subject project are not significant enough to require substantial revisions or redesign of the project. <br />All TRC staff members have recently approved the applicant's request for site plan extension. <br />As allowed under provisions of the LDRs, Randle Properties, Inc. is requesting a full one year <br />extension of the preliminary PD plan approval expiration date. Pursuant to Chapter 914 of the <br />LDRs, the Board of County Commissioners may deny, approve, or approve with additional <br />conditions the requested preliminary PD plan extension. Subject to the original preliminary PD plan <br />approval conditions, staff has no objection to the Board granting the request since the previously <br />approved site plan substantially conforms to existing IDR requirements. <br />Staff recommends that the Board of County Commissioners approve Randle Properties Inc.'s <br />request for a one year extension of the preliminary PD plan approval with all original approval <br />conditions to remain in effect. The new preliminary PD plan expiration date will be September 15, <br />2000. <br />ON MOTION by Commissioner Adams, <br />SECONDED by Commissioner Ginn, the Board <br />unanimously approved Randle Properties, Inc.'s <br />request for a one-year extension of the preliminary <br />PD plan approval with all original approval <br />conditions to remain in effect and a new expiration <br />date of September 15, 2000, as recommended by <br />staff. <br />SEPTEMBER 28, 1999 <br />-22- <br />
