McCoy, AICP <br />Senior Planner, Current Development <br />DATE: October 18, 1999 <br />SUBJECT: Mobile Resonance Imaging, Inc.'s Request for Abandonment of a Portion of <br />1St° Avenue Between 37'" Street and 37'" Place <br />It is requested that the data herein presented be given formal consideration by the Board of County <br />Commissioners at its regular meeting of October 26, 1999. <br />Mobile Resonance Imaging, Inc. has submitted a petition to abandon the segment of 18'" Avenue that <br />lies between 37" Street and 37" Place. The right-of-way is developed as a drainage ditch only. The <br />subject right-of-way is rectangular in shape, measuring 40'x 188'. <br />The applicant is requesting that this segment of right-of-way be abandoned to enlarge the buildable <br />area of his adjacent lot located immediately west of the 18'" Avenue segment. The lot is the site of <br />a site plan project that has been approved subject to approval of this right-of-way abandonment <br />request. The abandonment is necessary to make the setbacks adequate for the proposed site plan <br />layout. If abandoned, 20' of the abandoned area will be added to the applicant's site and 20' will be <br />added to the site immediately to the east. The Board is now to consider the abandonment request. <br />The subject 18'" Avenue right-of-way segment was created via the W.E. Geoffrey Subdivision which <br />was recorded in 1920. The right-of-way width of 40' does not meet the county's current 60' standard <br />for local road rights-of-way. Recently, this segment of right-of-way was developed as a drainage <br />improvement to help area drainage. If abandoned, the drainage improvements would remain and be <br />covered by a drainage and utility easement. This segment of right-of-way is not needed for access <br />to lots to the east and west which can be accessed from 37' Street or 37' Place. <br />No street access improvements are planned for this right-of-way segment, and staff has determined <br />that none will be needed. <br />OCTOBER 26, 1999 <br />• <br />-21- BOOK iii PAGE 1,37 <br />
