McCoy, AICP <br />Senior Planner, Current Development <br />DATE: March 14, 2000 <br />SUBJECT: Smigiel Partners IV LTD's Request for Final Plat Approval for Waters Edge <br />Subdivision Phase I, Previously Known as Oleander Gardens <br />It is requested that the data herein presented be given formal consideration by the Board of County <br />Commissioners at its regular meeting of March 21, 2000. <br />DEVELOPMENT AND LOCATION: <br />The overall Waters Edge subdivision proposes two phases of development resulting in 125 lots on a <br />47.67 acre property located on the south side of 11 Street, between 27' and 43'd Avenue. Phase I of <br />the Waters Edge subdivision covers a 16.32 acre single-family zoned parcel, consisting of 39 single- <br />family lots and 4 tracts. One tract will be used for stormwater management, with the remainder to be <br />used as landscape tracts. Phase I is located on the south side of V Street in the 3500 block. Phase II <br />will be platted separately at a future date, and will be located immediately west of Phase I. <br />At its regular meeting of June 10, 1999, the Planning and Zoning Commission granted preliminary plat <br />approval for the overall subdivision. Subsequently, a land development permit was issued for Phase <br />I. The developer is now bonding -out all required improvements as part of the final plat approval <br />process. The owner. Smigiel Partners, IV, LTD, through its agent Mosby & Associates, Inc., is now <br />requesting final plat approval and has submitted the following: <br />March 21, 2000 <br />54 <br />
