Chandler, County Administrator <br />DEP ENT HEAD CONCURRENCE <br />Ro ert M. eating, AICF; Com nity Development Director <br />THROUGH: Sasan Rohani, AICP; Chief of Long -Range Planning S `7. <br />FROM: John Wachtel; Senior Planner, Long -Range Plannin5� <br />DATE: April 25, 2000 <br />RE: County Initiated Request to Rezone (11.54 Acres from RS -1 to RS -6 <br />(RZON 99-09-0068) <br />It is requested that the data herein presented be given formal consideration by the Board of County <br />Commissioners at its regular meeting of May 2, 2000. <br />This request involves a f0.54 acre portion of a-±1.93 acre parcel. That 11.93 acre parcel is located <br />on the northern part of the barrier island, ±700 feet west of Jungle Trail and a quarter mile south of <br />CR 510. Depicted in Figure 1, both the f 1.93 acre parcel and the 10.54 acre subject property run <br />from Earring Point Drive south to the Indian River Lagoon. The request is to rezone the subject <br />property from RS -1, Single -Family Residential District (up to 1 unit/acre), to RS -6, Single -Family <br />Residential District (up to 6 units/acre). <br />The purpose of this request is to facilitate the development of a single-family house on the subject <br />property. Building setbacks within the existing RS -I district (30 feet from front and rear property <br />lines, 20 feet from side property lines) are designed for lots of approximately one acre or larger. <br />Within the proposed RS -6 district, setbacks (20 feet from front and rear property lines, 10 feet from <br />side property lines) provide more flexibility in locating buildings. <br />May 2, 2000 <br />53 <br />BOOK il J PAGE 4 � <br />
