• <br />While the referenced policy is particularly applicable to this request, other comprehensive plan <br />policies and objectives also have relevance. For that reason, staff evaluated the subject request for <br />consistency with all plan policies and objectives. Based upon that analysis, staff determined that the <br />request is consistent with the comprehensive plan. <br />Environmental protection regulations are the same under both the existing MED and the requested <br />OCR zoning districts. Permits must be issued by county environmental planning staff prior to the <br />removal of any protected trees, and the county's 10/15% native upland plant community preservation <br />requirement applies. For those reasons, the proposed rezoning will not have significant adverse <br />impacts on important environmental resources. <br />The requested zoning is compatible with the surrounding area. consistent with the goals, objectives, <br />and policies of the comprehensive plan, and meets all applicable concurrency criteria. The subject <br />property is located in an area deemed suitable for a mix of office, restricted commercial, and <br />residential uses. The request meets all applicable criteria. For these reasons, staff supports the <br />request. <br />Based on the analysis, staff and the Planning and Zoning Commission recommend that the Board <br />of County Commissioners approve this request to rezone the subject property from MED to OCR. <br />1.
