The site has been cleared, and contains no environmentally important land, such as wetlands or <br />native upland habitat. Therefore, development of the site is anticipated to have little or no impact <br />on the environmental quality of the site. For this reason, only minimal adverse environmental <br />impacts associated with this request are anticipated. <br />The subject property is in an area designated for medium -density residential development. This <br />allows single- and multiple -family residences on the site. While the current designation of the <br />subject property is compatible with the surrounding existing and planned uses, the analysis indicates <br />that development under the requested designation may result in incompatibilities. Redesignation of <br />the subject property to C/I would negatively impact the county's overall land use pattern in the <br />following ways: <br />• it would facilitate redesignation of other properties within the SR 60 Corridor, <br />• it would implement a strip commercial development pattern; <br />• it would encourage urban sprawl; and <br />• it would discourage infill development and redevelopment. <br />In addition, the requested designation conflicts with the Future Land Use Element Goal; Future Land <br />Use Element Objective 1; Future Land Use Element Policies 14.3, 1.21, and 1.23; and <br />Transportation Element Policy 11.1. <br />For these reasons, staff does not support the request to change the site's current land use designation. <br />Based on the analysis performed, staff and the Planning and Zoning Commission recommend that <br />the Board of County Commissioners deny the request to redesignate the subject property to CA and <br />deny the request to rezone the site to CG. <br />JULY 119 2000 <br />-115- <br />BlK 114 PG 131 <br />
