Community Development Director Bob Keating presented the proposal utilizing a <br />PowerPoint presentation and noted that the Planning & Zoning Commission had voted 4-2 <br />in favor of the proposal and staff also recommends approval. There will be no increase in <br />density of land use. (CLERK'S NOTE: COPY OF POWERPOINT PRESENTATION IS <br />ON FILE WITH THE BACKUP FOR TODAY'S MEETING.) <br />Commissioner Stanbridge expressed her concern about adding to the road frontage <br />and stated that the node concept was initiated to avoid strip malls along our roadways. <br />Director Keating stated that the land swap complies with the regulations and he did <br />not believe approval of this swap would set a policy. This swap changes the boundaries but <br />does not increase the size of the node. <br />Commissioner Ginn was concerned that there will be no buffer or transitional zones. <br />The Chairman opened the public hearing and asked if anyone wished to be heard <br />regarding this matter. <br />Bruce Barkett, attorney for applicant, 756 Beachland Boulevard, stated that this is <br />a small scale change and does not change the size of the node or the density of use. This <br />swap will improve the compatibility with the surrounding uses and there will be no adverse <br />environmental impact. <br />Bob Denton, 11245 Roseland Road, a concerned citizen, expressed his concerns <br />about the traffic situation and about a remark made by one of the Planning & Zoning <br />Commission members that he "did not understand anything that was said" while he still <br />voted for approval.
