• <br />History of the Building Height LDR Change Proposal <br />In the fall of 1998, county staff revisited the county's building height requirements by proposing to <br />codify into LDRs a 15+ year old policy regarding the maximum allowable height of buildings that <br />have multiple sloped roof structures. As a result, a building height LDR amendment was proposed <br />that has been modified several times over a period of many months through the LDR amendment <br />process. Modifications to the proposed building height LDR amendment have occurred as follows: <br />1. 10/15/98 Version: presented to the Professional Services Advisory Committee (PSAC) <br />proposed to: <br />► Add wording to the existing `building height" definition that specifically allows the <br />height of a building with multiple roof structures to be determined by calculating the <br />weighted average of the various roof structure heights. This proposal represented the <br />15+ year old policy. <br />2. 3/11/99 Version: presented to the Planning and Zoning Commission (PZC) and modified <br />based upon PSAC discussions, proposed to: <br />Retain specific wording to allow use of the roof height weighted average. <br />Specify a limit of 3 habitable floors for buildings subject to the 35' building height. <br />Specify a limit of 4 habitable floors for buildings subject to the 45' building height <br />(applies only to commercial sites east of SR A -1-A) <br />3. 3/25/99 Version: presented to the PZC and modified based upon discussion at the 3/11/99 <br />PZC meeting (see attachment #3) proposed to: <br />Retain specific wording to allow use of the roof height weighted average. <br />Replace the previously proposed habitable floor limitations with an absolute height <br />limit on peaks of sloped roofs. Roof peaks not to exceed 15' above the applicable <br />height limit, to be specified in the "Height Limitations" section of zoning Chapter <br />911. <br />4. 4/19/99 Version: presented to the Board of County Commissioners (BCC) and modified <br />based on discussions at the 3/25/99 PZC meeting (see attachment #4) proposed to: <br />Retain specific wording to allow use of the roof height weighted average. <br />Specify an absolute height limit on roof peaks as follows: <br />50' where the 35' building height limit applies, or <br />65' where the 45' building height limit applies. <br />S. 5/4/99 Version: presented to the BCC and not modified from the 4/19/99 version since no <br />changes were recommended by the BCC at its 4/19/99 meeting (see attachment #5). <br />At its 5/4/99 meeting, the BCC decided not to adopt the proposed budding height LDR amendment <br />and referred it to staff for further revision (see attachment #6).
