Mr. Smith then asked if a road was proposed to go through this property from north <br />Gifford to south Gifford, and Director Keating advised that he has not yet seen a subdivision <br />plat, but to divide it, the developer would have to install all the necessary urban <br />improvements, for example: a road, drainage, water and sewer. <br />Commissioner Stanbridge sympathized and agreed it was hard to see change come, <br />but the county is growing. She asked Director Keating to tell about the buildout of an RS -2 <br />zoned property. <br />Director Keating stated that RS -2 zoning requires a minimum 16,000 square foot lot <br />and to accommodate that, the developer would also have to put in a 60 -foot road. He <br />estimated the developer would get somewhere between 65 and 70 units on their 39 acres and <br />that depended on a lot of circumstances. <br />Commissioner Stanbridge predicted the lot sizes would be consistent with many of <br />the neighbors. <br />It was determined that no one else wished to be heard and the Chairman closed the <br />public hearing. <br />ON MOTION by Vice Chairman Ginn, SECONDED BY <br />Commissioner Tippin, the Board unanimously adopted <br />Ordinance 2000-033 amending the Zoning Ordinance and the <br />accompanying Zoning Map for ±3 9 acres located ±650 feet east <br />of 66`h Avenue, on the south side of 45`h Street, from A-1, <br />Agricultural District (up to 1 unit/5 acres), to RS -2, single- <br />family residential district (up to 2 units/acre). <br />October 17, 2000 <br />42 <br />BK 1 15 FG 5 18 <br />
