0 <br />The Chairman opened the public hearing and asked if anyone wished to be heard in <br />this matter. <br />Bruce Barkett, Attorney for applicant, 756 Beachland Boulevard, stated this is a very <br />good project with 66% open space which exceeds the requirement. There is a conservation <br />area around Grovenor Estates, the total density is only 1.85 units, and the developer is <br />donating 30 feet of right-of-way along 17' Street to the County without compensation. He <br />stressed that the 43' Avenue access should be approved as they believe it is critical to the <br />project. The developer would also like to use street names instead of numbers and has no <br />problem with the abandonment of the 13' Street right-of-way. <br />Scot McGuire of Knight & McGuire, urged the Board to approve the project with <br />the recommended conditions. <br />Chris Squires of Kimley-Horn stated that the 43rd Avenue access is a good thing and <br />will not hurt the County Thoroughfare Plan. <br />Mr. McGuire stated that there will be a private community fund for the bridge and <br />roadways and the developer feels it is worth any extra monies to have the entrance on 43rd <br />Also, the developer will be contributing roughly $100,000 to the construction of 17U' Street <br />plus the impact fees. <br />Keville Worthington, 1266 32nd Avenue, stated that his father was concerned about <br />animals coming into Grovenor Estates after the land clearing. <br />OCTOBER 24, 2000 <br />-59- <br />• <br />
