The following are our responses. <br /> 1. The proposed LDR amendment should apply to other sites within the county with the <br /> zoning designations of either Commercial Heavy (CH) or any of the Industrial <br /> classifications. These zoning districts are designated as such to provide for areas of <br /> manufacturing, warehousing, self-storage, distribution, which are all elements within the <br /> IRC Comprehensive Plan. These use types require larger impervious footprints more in <br /> line with the allowable 50% FAR for these zoning districts. In addition, increasing the <br /> building coverage for these districts from the present threshold of 40% to 50% allows for <br /> the sites to be congruent with the FAR and encourage single-story development as opposed <br /> to vertical stacking. <br /> 2. Should the LDR amendment be approved, it is our recommendation that the modification <br /> of the allowable building coverage from 40% to 50% be isolated to the manufacturing, <br /> warehousing, self-storage and distribution use types. These use types normally require <br /> larger building footprints and a 50% maximum building coverage will allow for more <br /> opportunity to provide a single-story design for the sites. <br /> 3. As discussed above, we recommend that the increase in the max allowable building <br /> coverage from 40% to 50% also apply to the Industrial zoning districts.
