Canady <br />Treasure Coast Title Agency of Vero, Inc. <br />3375 20th Street, Ste. 130 <br />Vero Beach, FL 32960 <br />Our File No 15-5326F <br />BUYER/SELLER CLOSING AGREEMENT <br />The undersigned, being parties to that certain sale/purchase of the following <br />described land, to wit: <br />A portion of Lot 1, Block G, "DODGERTOWN SUBDIVISION", according <br />to the Plat thereof, as recorded in Plat Book 3, at Page 49, of <br />the Public Records of Indian River County, Florida; said land <br />lying in Section 33, Township 32 South, Range 39 East; being more <br />particularly described as follows: <br />Commence at the Southwest corner of said Lot 1, thence run North <br />00°00'00" East, along the West line of said Lot 1, a distance of <br />25.00 feet to a point on the proposed North right of way line of <br />26th Street for a point of beginning; thence continue North <br />00°00'00" East a distance of 95.70 feet to the Northwest corner <br />of said Lot 1; thence departing the West line of said Lot 1, run <br />North 89°30'00" East, along the North line of said Lot 1, a <br />distance of 130.40 feet to the Northeast corner of said Lot 1, <br />said point also lying on the West right of way line of 53rd <br />Avenue (70 foot wide right of way); thence departing said North <br />line run South 00°08'33" East, along the East lot line of said <br />Lot 1 and said West right of way line, a distance of 70.60 feet <br />to a point on the proposed North right of way line of 26th <br />Street; thence departing the East line of said Lot 1 and said <br />West right of way line, run South 44°39'14" West a distance of <br />35.48 feet; thence run South 89°27'00" West, along said proposed <br />North right of way line, said line being parallel with the <br />existing North right of way line of 26th Street, a distance of <br />105.64 feet to the point of beginning. <br />In consideration of the conducting by Treasure Coast Title Agency of Vero, Inc. a <br />Florida Corporation (as "closing agent") of a "closing" relative to subject <br />sale/purchase coincident to the issuance of a contract of title insurance the buyer's <br />title to said land; and in preparing any documents associated with said "closing", <br />including deeds of conveyance, closing statements, promissory notes, mortgages or <br />collateral documentation, or other documents normally coincident to a "closing" of <br />
