Keating, AICPj <br />Community Development Director / <br />THROUGH: Stan Boling, AICP <br />Planning Director <br />FROM: <br />Kenwood Village Development Corporation's Request for Final Plat <br />Approval for a Subdivision to be known as Kenwood Village P.D <br />It is requested that the data herein presented be given formal consideration by the Board of <br />County Commissioners at its regular meeting of October 15 2002. <br />DESCRIPTION AND CONDITIONS: <br />Kenwood Village P.D. (Planned Development) is a 109 lot single-family subdivision on a 43.85 <br />acre parcel of land. The site is located on the south side of 5th Street S.W. m the 3700 block, <br />between the Coral Wind and Walking Horse Hammock subdivisions. The property is zoned RS -3 <br />(Residential Single -Family, up to 3 umts/ acre), and has an L-1, Low density 1 (up to 3 units/ <br />acre), land use designation. The density of Kenwood Village P.D. is 2.49 units / acre. <br />At its regular meeting of September 27, 2001. the Planning and Zoning Commissicc granted <br />preliminary PD plan / plat approval for the subdivision. The applicant is requesting goal plat <br />approval for Kenwood Village P. D. and is bonding out as part of the final plat approval process. <br />The owner, Kenwood Village Development Corporation, through its agent, Schulke, Bittle, & <br />Stoddard, Inc., is now requesting final plat approval and has submitted the following <br />1. A final plat in substantial conformance with the approved preliminary PD plan / plat. <br />2. A Certified Engineers Cost estimate for remaining improvements. <br />3. A Contract for Construction for the remaining required subdivision improvements. <br />4. A security arrangement 9uaranteeingthe contract for construction. <br />ANALYSIS: <br />Most of the required subdivision improvements sae been constructed; however, some work <br />remains to be completed. Consistent with county regulations, the developer proposes to "bond - <br />out" for construction of the remaining required improvements and proceed with final plat <br />approval. The format of the financial security has been approved by the County Attorney's <br />BA <br />OCTOBER 22, 2002 <br />
