performing internal road widening improvements to allow emergency <br />vehicles to maneuver. <br />If the ingress gate is left open during daylight hours, vehicles <br />can access the subdivision and turn around within Riverpoint <br />Subdivision. This will lessen 23rd Street SE parking and <br />turnarounds. Keeping the egress gate closed and installing.,an <br />Esposito driveway chain would resolve the issue of blocking the <br />Esposito driveway. The hydrant relocation would eliminate the fire <br />hazard. <br />Although these improvements will not satisfy all parties, they will <br />resolve most of the existing problems. <br />RECOMMENDATIONS <br />Staff recommends that the Board accept the Riverpoint property <br />owners' proposal. <br />ATTACHMENT <br />Commissioner Ginn commented that closing the gate at 4 pm was reasonable. In <br />response to her concerns about whether a fire engine could get through the gate as presently <br />configured, Director Davis advised that it was very tight both on ingress and egress. He <br />deferred further comments to Chief Dietz. <br />Fire Prevention Plan Review/Inspection Bureau Chief Dan Dietz advised <br />Riverpoint's entry is very narrow; the fire trucks can enter but must do so very carefully. <br />The turning radius for the immediate left-hand turn is a problem. Riverpoint's <br />representatives have agreed to expand the pavement on that road and build a shunt on the <br />right-hand side of the gate in order to increase the turning radius A fire hydrant will be <br />added within the subdivision and they will relocate the one close to Mr. Esposito's property <br />to the west where it will serve the residents of existing homes in Vero Shores on that street. <br />He advised that his office has signed off on Riverpoint's last site plan.
