Phase II is encompassed in this final plat, is located immediately north of <br /> Phase I , and provides for an extension of the roadway and storm water tracts from Phase I . The <br /> remaining portion of the overall project is to be constructed in a subsequent phase . <br /> At its regular meeting of April 8 , 1999, the Planning and Zoning Commission granted <br /> preliminary plat approval for the overall subdivision. The applicant is requesting final plat <br /> approval for Phase II and is bonding out all required improvements as part of the final plat <br /> approval process . The owner, Oak Chase Development L . L . C . , through its agent Carter <br /> Associates Inc , is now requesting final approval and has submitted the following : <br /> 1 . A final plat in substantial conformance with the approved preliminary plat . <br /> 2 . Certified Engineer ' s Cost estimate for remaining improvements . <br /> 3 . A Contract for Construction for the remaining required subdivision improvements . <br /> 4 . Security arrangement guaranteeing the contract for construction. <br /> ANALYSIS : <br /> A majority of the required subdivision improvements have been constructed, with the exception <br /> of some infrastructure items and landscaping improvements Staff anticipates that all cost <br /> estimates and security amounts will be finalized and approved prior to the Board ' s January 16 `' <br /> meeting . The developer has made arrangements with Public Works to submit a final engineers <br /> cost estimate and financial security after the Board of County Commissioners grants final plat <br /> approval . The format of the financial security has been approved by the County Attorney ' s <br /> Office, and unit cost estimates for construction items have been approved by Public Works . The <br /> developer also has submitted a copy of the Contract for Construction of Required Improvements . <br /> The contract, which is on a standard form approved by the County Attorney ' s Office, will be <br /> executed by the developer after the January 16 , 2001 Board meeting date . Once the final cost <br /> estimate is approved by staff and the appropriate financial security is submitted, the plat will be <br /> recorded . All subdivision improvements are privately dedicated with the exception of the utility <br /> system, which is separately warranted through the Department of Utility Services . Therefore, no <br /> subdivision warranty and maintenance agreement is require . <br /> B E C Q117111 E YpATi41Y <br /> Based on the above analysis, staff recommends that the Board of County Commissioners grant <br /> final plat approval for the Oak Chase Phase II , authorize the Chairman to execute the Contract <br /> for Construction and any security documents, and accept the security . <br /> ATTACHMENTS : <br /> 1 .
