The developer is now requesting final plat <br /> approval and has submitted the following : <br /> 1 . A final plat in substantial conformance with the approved preliminary plat, and <br /> 2 . A certificate of completion for required subdivision improvements . <br /> ANALYSIS : <br /> The proposed final plat and subdivision infrastructure improvements have been found to be in <br /> substantial conformance with the preliminary plat. All required improvements have been <br /> constructed and approved by the county Public Works Department and a certificate of completion <br /> has been issued for the subdivision . All of the subdivision improvements , with the exception of <br /> utilities , will be privately dedicated . Therefore , no warranty and maintenance agreements are <br /> required . The utilities will be warranted separately through the Utility Services Department . All <br /> applicable requirements regarding final plat approval have been satisfied . <br /> RECOMMENDATION : <br /> Based on the above analysis, staff recommends that the Board of County Commissioners grant final <br /> plat approval for the River Lake Estates Subdivision . <br /> ATTACHMENTS : <br /> 1 .
