Callahan, Right -of -Way Agent /l <br />SUBJECT: <br />Right -of -Way Acquisition <br />County Road 512 between I-95 and Roseland Road <br />County Road Improvement Project No. 9611 <br />River Valley Farms, Incorporated <br />Jack L. Davis <br />DATE: December 21, 2001 <br />DESCRIPTIOINS AND CONDITION <br />s <br />An additional 1 08 acres (see Exhibit ` A" of contract) of right-of-way is needed along the south <br />side of County Road 512 just east of the intersection at CR 510 and CR 512 to accommodate a <br />road improvement (4-laning) project. The owner has executed a contract at a negotiated price of <br />$10 000.00 per acre for this A-1 zoned grove land with a Land Use classification of L-1, three (3) <br />units per acre and is limited to land only. This price per acre is comparable to other sinnlar L-1 <br />classed parcels the County has purchased based upon appraisals or evaluations. There are no <br />appraisal or attorneys fees. <br />The contract price is $10,800.00 based upon 1.08 acres. There are no teiins or conditions in this <br />contract; however, the property owner has been assured that access to the subject property at the <br />location of the right-of-way will not be impaired as a result of the project. The owner is aware <br />that any permitting or culverting necessary to gain access to the property, upon completion of <br />this project, will be at his expense.
