As part of the rezoning request, a conceptual PD plan <br />has been submitted for approval. The purpose of this request is to secure a zoning district which <br />allows redevelopment of the site using a 15% open space standard rather than the 25% standard <br />required under the CG zoning district requirements. This 15% standard is now allowed under a <br />recent PD ordinance change, which was adopted by the Board of County Commissioners on <br />December 4, 2001. Through the PD rezoning process the open space and redevelopment design and <br />aesthetic enhancement issues are addressed in one whole development proposal package. <br />The subject site is located at the northwest corner of U.S. 1 and 12' Street. <br />• PLANNING AND ZONING COMMISSION ACTION <br />At its regular meeting of December 13, 2001) the Planning and Zoning Commission (PZC) voted <br />unanimously (7-0) to recommend that the Board approve the PD rezoning and conceptual PD plan <br />with conditions as recommended by staff (see attachment #7). Those conditions are included in the <br />recommendation at the end of this report. In accordance with parking ordinance allowances, the <br />PZC also approved the provision of 752 parking spaces for the project, as shown on the conceptual <br />PD plans and justified by the applicant's parking study. <br />January 8, 2002 <br />
