McCoy , AICP <br /> Senior Planner, Current Development <br /> DATE : November 14, 2000 <br /> SUBJECT: GHA St. Joseph's Island, Inc.'s Request for Final Plat Approval for St. Joseph's <br /> Island (POD E) at Grand Harbor Plat 22 <br /> It is requested that the data herein presented be given formal consideration by the Board of County <br /> Commissioners at its regular meeting of November 21 , 2000. <br /> DESCRIPTION & CONDITIONS : <br /> St. Joseph ' s Island is a 14 lot subdivision of al . 15 acre parcel . The subject property is part of the <br /> overall Grand Harbor conceptual PRD plan and is consistent with that plan . The subject site is <br /> located on the east/central portion of the overall Grand Harbor development. The subject site is <br /> as an M- 1 land use designation. <br /> zone <br /> d RM-6 and h <br /> On May 27. 1999 , the Planning and Zoning Commission granted preliminary plat approval for St. <br /> Joseph ' s Island (POD E) . The applicant has subsequently obtained a land development permit and <br /> commenced construction for POD E. The applicant is proposing to "bond-out" for required <br /> improvements as allowed by the land development regulations ( LDRs ) . The applicant is now <br /> requesting final plat approval and has submitted the following : <br /> 1 . A final plat in conformance with the approved preliminary PD plan/plat. and <br /> 2 . An Engineers Certified Cost Estimate for the remaining required improvements . and <br /> 3 .
