Radke; Senior Planner, Current Development , <br />DATE: December 4, 2001 <br />SUBJECT: Oak Harbor Villa Community, Inc.'s Request for Final Plat Approval for St. <br />Margaret's Island - Oak Harbor Plat 08 <br />It is requested that the data herein presented be given formal consideration by the Board of <br />County Commissioners at its regular meeting of December 11, 2001. <br />DESCRIPTION & CONDITIONS: <br />St. Margaret's Island is a 7 -lot subdivision of a 2.18 -acre parcel. The subject property is part of <br />the overall Oak Harbor PD and is consistent with the Oak Harbor conceptual PD plan. The <br />subject site is located in the southern portion of the overall Oak Harbor development, is zoned <br />RM -6, and has an M-1 land use designation. <br />On October 26, 2000) the Planning and Zoning Commission granted preliminary plat approval <br />for St. Margaret's Island (Oak Harbor Plat #8). The applicant has subsequently obtained a land <br />development permit and commenced construction of the project. The applicant is proposing to <br />"bond -out" for completion of the required improvements as allowed by the land development <br />regulations (LDRs). Now, the applicant is requesting final plat approval and has submitted the <br />following: <br />1. A final plat in conformance with the approved preliminary PD plarvplat, <br />2. An EnDricers Certified Cost Estimate for the remaining required improvements; <br />3. A completed Contract for Construction of remaining required improvements, and <br />4. A Cash Deposit and Escrow Agreement to guarantee the Contract. <br />December 11, 2001 <br />23 <br />
