McCoy, AICD' � � IIVj <br />Senior Planner, Current eve opment <br />DATE: November 20, 2000 <br />SUBJECT: Indian River Courts Ltd.'s Request to Modify the Conceptual Plannei <br />Development Plan For Indian River Courts <br />It is requested that the data herein presented be given formal consideration by the Board of Count}' <br />Commissioners at its regular meeting of December 12, 2000. <br />� �► �►� �► <br />Captec Engineering, Inc. has submitted an application on behalf of Indian River Courts Ltd. tc <br />modify the approved conceptual planned development plan for Indian River Courts. The subject PD, <br />project area is located generally at the northwest corner of Indian River Blvd. and 4151 Street, an <br />is zoned RM -8. <br />At its regular meeting of July 20, 1999, the Board of County Commissioners granted conceptual <br />planned development plan approval for Indian River Courts. The July 20, 1999 staff report for that <br />project is attached (attachment #3). As approved, the plan allows for 36 single-family lots, and 20C <br />multi -family units. Distinct from the multi -family units, the proposed single-family units are tc <br />be sold off with each unit on its own individual tot. The applicant is now requesting that the <br />approved setbacks for the single-family area be modified. Pursuant to PD ordinance section 915.26, <br />any reduction to the setbacks previously established through the PD process requires approval, <br />through the public hearing process, of a modified conceptual plan. <br />■ PD Plan Modification <br />To change the project's approved setbacks, the applicant must modify the currently approved <br />conceptual PD plan. Once the modified conceptual PD plan is approved by the Board, no other <br />project plan revisions will be needed. The project's existing preliminary PD plan and land <br />development permit will remain in force. No project design changes are needed to make use of the <br />requested setback change. <br />■ Planning and Zoning Commission Action <br />At its regular meeting of November 9, 2000, the Planning and Zoning Commission voted <br />unanimously (7-0) to recommend approval of the Planned Development setback modifications. <br />December 12, 2000 <br />gK � � � �� � � 6 66 <br />
