10. Landscaping Plan: The landscaping plan is in compliance with Chapter 926 requirements. <br />The plan depicts a Type "D" buffer along 1" Street SW, between the building and the <br />adjacent single-family zoned property to the north, and a Type "C" buffer between the <br />building and a portion of the site's west perimeter. Based on the scope of the addition, the <br />applicant must provide a buffer along a portion of the west property where the addition <br />would be visible from the adjacent property. The applicant's plan labels the buffer azea <br />appropriately. Although the site plan labels the buffer areas, the applicant will need to <br />submit and obtain planning staff approval of detailed landscape plans prior to site plan <br />release. <br />11. Utilities: The site will continue to be serviced by the county potable water system and will <br />connect to the county sewer system. These utility provisions have been approved by the <br />Environmental Health Department and the Department of Utility Services. <br />12. Specific Land Use Criteria: The application must satisfy all applicable specific land use <br />criteria for a place of worship. The place of worship specific land use criteria aze as follows: <br />a. No building or structure shall be located closer than thirty (30) feet to any <br />property line abutting a residential use or residentially designated propem�. <br />Note: The existing structures and proposed addition aze more than 30' from <br />all property line. <br />b. Access shall be from a major thoroughfaze unless otherwise approved by the <br />Public Works Department. <br />Note: The site has access from 27`� Avenue, which is a major thoroughfaze <br />roadway. <br />c. Any accessory residential use, day caze facility or school upon the premises <br />shall provide such additional lot area as required for such use by this section <br />and shall further be subject to all conditions set forth by the reviewing <br />procedures and standazds for that particulaz use. Accessory residential uses <br />may include convents, monasteries, rectories or pazsonages as required by <br />these regulations. <br />Note: No such facilities aze proposed. <br />d. Type "C" screening shall be provided along all property boundaries where the <br />facility is located adjacent to asingle-family residentially designated <br />property. Type "D" screening shall be provided along all property boundaries <br />when the facility is located adjacent to amultiple-family residentially <br />designated property. <br />1. The Boazd of County Commissioners may waive or reduce the buffer <br />requirements where the place of worship is located next to an existing <br />cemetery, place of worship, childcaze facility, community center, or school. <br />Consideration shall be given to security, noise, and visual impacts. Where <br />a waiver or a buffer reduction is granted, normal perimeter landscaping <br />requirements shall apply, and alternative requirements (such as fencing) may <br />be required. <br />Note: The applicable buffers have been provided and are depicted on the <br />proposed site plan. <br />December 12, 2000 <br />71 BK 116 PG4al <br />
