1. A final plat in conformance with the approved preliminary PD plan <br />2. A certificate of completion for the required on-site improvements <br />ANALYSIS: <br />At this time. all of the required on site subdivision improvements have been completed. The <br />applicant has warranted the utility improvements via a utility services bill of sale. Some of the <br />required off-site improvements are not yet complete, including the paving of 12`h Street from the <br />project entrance to 82nd Avenue. This 12'" Street paving and other required off-site improvements <br />are guaranteed via an approved and secured developers agreement. The county attorney s office <br />has indicated that the developers agreement provides adequate security to cover the developer's share <br />of providing the required off-site improvements. The developer has been advised that no certificate <br />of occupancy (CO) will be issued for any unit within the Polo Grounds until all required off-site <br />improvements are completed and deemed acceptable. <br />All applicable requirements regarding final plat approval have been satisfied. Construction of the <br />off-site improvements will be inspected and accepted by the county, prior to the issuance of any <br />(CO's) within this development. <br />RECOMMENDATION: <br />Based on the above analysis. staff recommends that the Board of County Commissioners grant final. <br />plat approval for the Polo Grounds at Pointe West. <br />A TTA CHMENTS: <br />ON MOTION by Vice Chairman Stanbridge, SECONDED BY <br />Commissioner Adams, the Board unanimously granted final plat <br />approval for the Polo Grounds at Pointe West, as recommended <br />in the memorandum. <br />7.
