• <br />been platted, and Village 'A' is to be platted with this request. <br />The developer, Suntree Partners, Inc., subsequently obtained a land development permit and has <br />started construction of the required subdivision improvements for Village 'A'. The developer is <br />now requesting final prat approval, and has submitted the following: <br />A final plat in substantial conformance with the approved preliminary plat, and <br />A cost estimate for the remaining required improvements, and <br />A contract for construction of remaining required improvements. <br />?. <br />ANAL YS IS: <br />Some of the required subdivision improvements for Village `A' have been constricted. <br />Remaining improvements to be constnicted include sewer and water lines, stonnwater, drainage, <br />and paving. At this time, the applicant is "bonding -out" the remaining required improvements <br />for Village 'A' Phase I, as provided for in the county s land development regulations. Both the <br />Public Works Department and the Utility Services Department have reviewed and approved the <br />submitted engineer s cost estimate and corresponding security amount. In addition, the County <br />Attorney's Office has reviewed and approved the submitted contract for construction The <br />financial security represents 115% of the estimated cost to construct the remaining required <br />improvements for Village `A' Phase I. It should be noted that all improvements within the <br />Citrus Springs PD subdivision will be private, except for the utility facilities. The utility <br />facilities will be dedicated to Indian River County as required by the Utility Services Department <br />and will be guaranteed separately through Utility Service's bill of sale procedures With the <br />contract signed, all final plat requirements are satisfied. <br />RECOMMENDATION: <br />Based on the above analysis, staff recommends that the Board of County Commissioners, grant <br />final plat approval for the Citrus Spring- Village 'A planned development, authorize the <br />chairman to sign the contract for construction of remaining required improvements for Village <br />'A' Phase I, and authorize the accept the security that guarantees performance of the construction <br />contract. <br />ATTACHMENTS: <br />1.
