• <br />6. Building Area: Adult Daycare Building: 9,227 sq. ft. <br />17 ACLF houses a ,4,667 sq. ft. per building 79,339 sq. ft. <br />Total: 88,566 sq. ft. <br />7. Open Space: Required: 40.0% <br />Proposed: 77.0% <br />8. Impervious Surface Area: 243,184 sq. ft. or 5.58 acres <br />9. Stormwater Management: The preliminary stoiuiwater management plan has been <br />reviewed and approved by the Public Works Department. Two wet detention areas are <br />proposed for the subject site. The smaller stoiinwater pond located in the north area of the <br />site will be constructed as part of phase one. The larger stounwater pond located in the <br />middle of the site will be constructed as part of phase two. Pursuant to Chapter 930 of the <br />LDRs, a County Type 'A" Stoiniwater Permit will be required prior to site plan release. <br />10. Off -Street Parking: Required: <br />64 spaces <br />Proposed: 75 spaces (65 standard, 10 handicap) <br />11. Traffic Circulation: The site will be accessed from 5"' Street SW by one full -movement, <br />two-way driveway connection. Internal circulation of the site will consist of a two-way <br />driveway that will form a roadway "loop " This loop road will be constructed as the various <br />phases are constructed. Fire Department staff has reviewed and approved the internal traffic <br />circulation plan. Traffic engineering staff has reviewed and approved the project's traffic <br />impact statement and internal circulation plan. No off-site improvements are required for <br />this development, and none are proposed. <br />12. Landscape Plan: The proposed landscape plan has been reviewed by planning staff and <br />meets the requirements of Chapter 926 of the LDRs for perimeter, interior, roadway and <br />non -vehicular open space landscaping areas In addition to the standard landscape <br />requirements, the specific land use criteria for an adult care facility requires a type D <br />landscape buffer along all perimeter property lines. The applicant proposes satisfying the <br />type ID buffer requirement utilizing existing upland vegetation along the west and north <br />perimeter property lines. Since the adult care facility does not abut the cast or south <br />perimeter property lines, no special landscape buffers are required along those property lines. <br />Also, no special landscape buffers are required for the ACLF facilities. <br />13. Utilities: The proposed development will be served by the County Utility Services <br />Department for potable water and sewer services. Connection to public water and sewer <br />services has been approved by the Utility Services Department and the Department of <br />Health. <br />14. Environmental Issues: <br />➢ Uplands: Since the site is over five acres, the native upland set aside requirement ofland <br />development regulation section 929.05 applies. For the entire project area, native upland <br />communities cover a total of 21.9 acres or 90% of the total site area. The applicant has <br />proposed to satisfy the native upland set-aside criteria by preserving 4.3 acres of native <br />uplands, which equates to 20% of the total 21.9 acres of uplands that exist on the site. <br />Prior to site plan release, a conservation easement must be established over those 4.3 <br />acres of native uplands <br />MARCH 12, 2002 <br />-53- <br />• <br />
