Keating, AI P <br />Community Development Dire <br />I : <br />THROUGH: Stan Boling, AICP <br />Planning Director <br />FROM: John McCoy, AICP 4V <br />Senior Planner, Current Development <br />• <br />DATE: February 7, 2002 <br />SUBJECT: McNab & McNab "V" Inc.'s Request to Rezone Approximately 2.32 Acres from <br />CL to PD (Commercial) and Request for Conceptual Approval for a Restaurant <br />with a Drive-thru Lane (Sonny's Bar -B -Q) <br />It is requested that the data herein presented be given fouual consideration by the Board of County <br />Commissioners at its regular meeting of March 12, 2002. <br />DESCRIPTION & CONDITIONS: <br />Thus is a request by McNab & Mc&\ ab "V", Inc. through its agent, Masteller & Moler, Inc , to rezone <br />approximately 2.32 acres from CL (Limited Commercial) to PD (Commercial) to construct a <br />restaurant (Sonny's Bar -B -Q) with a drive-thru lane. The subject site is located on the south side of <br />S.R. 60 in the 5000 block, just to the west of Rex T.V. As part of the rezoning request, a conceptual <br />and preliminary PD plan has been submitted for approval. The purpose of this request is to secure <br />a zoning district which allows for construction of a restaurant with a drive-thru lane. The subject <br />property's current CL zoning district prohibits dnve-thru restaurants. A rezoning to PD however, <br />will allow a drive-thni lane as proposed, and allows the county greater control over the project <br />design and use limitations. <br />• PLANNING AND ZONING COMMISSION ACTION <br />At its regular meeting of February 14`h, 2002, the Planning and Zoning Commission voted <br />unanimously (6-0) to recommend that the Board approve the PD rezoning and conceptual plan with <br />the conditions as recommended by staff.
