• <br />policy 5.8 <br />All Planned Development (PD) projects approved in any agriculturally designated area shall meet <br />the following criteria: <br />The density of the project shall not exceed the maximum density of the underlying land use <br />designation; no density transfers from off-site lands. and no density bonuses shall be permitted <br />within PD projects in agriculturally designated areas. <br />Residential lots created through the PD process shall not exceed one acre in size, with the remainder <br />of the area designated as open space• all residential lots must be clustered together to limit the impact <br />of development on agricultural lands. Clustered means grouped together in a compact. contiguous <br />manner <br />The open space area must be under the ownership of a single entity and maintained as open space. <br />in perpetuity. through a conservation and/or agricultural preservation easement. <br />Open space areas shall be retained as natural areas or used for agricultural uses: however. up to thirty <br />percent of the open space area may be used for recreational purposes in AG -1 areas: up to twenty- <br />five percent of the open space area may be used for recreational purposes in AG -2 areas and up to <br />twenty percent of the open space area may be used for recreational purposes in AG -3 areas.
