Keating, AICP; ICP; ommtrnit, Development Director <br />Sasan Rohani, AICP; Chief, Lo i b --Range Planning 5 <br />Randy Deshazo; Planner, Long -Range Planning <br />February 20, 2002 <br />Central Grove Corporation and Seminole Venture, Inc.'s request to rezone 12.8 <br />acres from A-1 to RM -6, and 20 acres from A-1 to RS -6 (RZON 2001-10-0181) <br />It is requested that the following infoin,ation be given formal consideration by the Board of County <br />Commissioners at its regular meeting of March 5, 2002. <br />DESCRIPTION AND CONDITIONS <br />This request is to rezone two adjacent parcels containing a total of 32.8 acres. Both parcels are <br />currently zoned A-1, Agricultural District (up to 1 unit/5 acres). As depicted in Figure 1, the request <br />is to rezone the northern parcel to RS -6, Single -Family Residential District (up to 6 units/acre), and <br />to rezone the southern parcel to RM -6, Multiple -Family Residential District (up to 6 units/acre). The <br />northern parcel is 20 acres in size and is located a quarter mile north of 26th Street, on the west side <br />of 66th Avenue. The southern parcel is 12.8 acres in size and is located at the northwest corner of <br />26th Street and 66th Avenue. The purpose of this request is to secure the zoning necessary to develop <br />the site consistent with its comprehensive plan land use designation. <br />On January 24, 2002, the Planning and Zoning Commission voted 6 to 0 to recommend that the <br />Board of County Commissioners approve the request to rezone the subject property. <br />Existing Land Use Pattern <br />The subject property and surrounding property on the north, east and west, with one exception, are <br />zoned A-1 and contain citrus groves. The exception is land to the east of the northern parcel of the <br />subject property. That land is zoned RS -3, Single -Family Residential District (up to 3 units/acre). <br />Further west of the subject property, along 26th Street, are the <br />-6 zoned Walker Avenue Clu <br />Apartments and the RIVIH-8 Mobile Home Residential District (p to 8 units/acre), zoned Village <br />Green Mobile Home Park. <br />A vacant A-1 zoned wooded area exists at the southeast corner of 26th Street and 66th Avenue <br />(between 26th Street and the Indian River Mall). To the south of the subject property, across 26th <br />Street, are the Vista Plantation Condominiums zoned RM -4, Multiple -Family Residential District <br />(up to 4 units/acre). East of the Vista Plantation Condominiums, across 66th Avenue, is the CG, <br />General Commercial District, zoned Indian River Mall <br />March 5, 2002 <br />
