SUBJECT: John Stepanek's Request for Extension of Site Plan Approval for a Used Car <br />Sales and Mini Storage Facility to be Known as Stepanek's Auto Sales <br />SP -NIA -00-04-21 / 98100109 <br />It is requested that the data herein presented be given formal consideration by the Board of County <br />Commissioners at its regular meeting of April 10, 2001. <br />113 WIN kel I W1 • k"I 178191.91 • <br />On April 13, 2000, the Planning and Zoning Commission granted conditional major site plan and <br />administrative permit use approval to construct a used car sales and mini -storage facility. Approval <br />was given to construct the facility at 1210 Oslo Road. The current expiration date of the site plan <br />approval is April 13, 2001. <br />The project applicant has filed a request to extend the site plan approval expiration date. Unforseen <br />property boundary discrepancies are the stated reasons for the delay in construction, accordinu to the <br />applicant. Pursuant to site plan regulations. the extension request may now be considered by the <br />Board of County Commissioners. <br />ANALYSIS <br />Although the LDRs have been amended since the time of project review and approval, the members <br />of the Technical Review Committee (TRC) concur that subsequent amendments as applied to the <br />subject project are not significant enough to require substantial revisions or redesign of the project. <br />All TRC staff members have recently approved the applicant's request for site plan extension. <br />As allowed under provisions of the LDRs, the developer is requesting a full one year extension of <br />the site plan approval expiration date. Pursuant to Chapter 914 of the LDRs, the Board of County <br />Commissioners may deny, approve, or approve with additional conditions the requested site plan <br />extension. Staff has no objections to the Board granting the request since the previously approved <br />site plan and corresponding approval conditions substantially conform to existing LDR requirements. <br />RECOMMENDATION <br />Staff recommends that the Board of County Commissioners approve John Stepanek's request for a <br />one year extension of the conditional site plan approval with all original approval conditions to <br />remain in effect. The new site plan approval expiration date will be April 13, 2002. <br />ON MOTION by Commissioner Adams, <br />SECONDED by Commissioner Stanbridge, the <br />Board unanimously approved the request for a 1 - <br />year extension to April 13, 2002, of the conditional <br />site plan approval with all original approval <br />conditions to remain in effect, as recommended by <br />staff. <br />APRIL 10, 2001 <br />-43- <br />BK 1 17 PG 3 013 <br />
