Phases IV-VI project. The developer, Beazer Homes Corporation, <br /> subsequently obtained a land development permit for Phases IV - VI and developed Phase IV and had <br /> it platted. Now the developer has completed construction of some of the required Phases V and VI <br /> subdivision improvements , is requesting final plat for approval for Phases V-VI, and has submitted the <br /> following : <br /> 1 • A final plat for Phases V- VI in conformance with the approved preliminary plat, and <br /> 2 • A cost estimate for the remaining required improvements, and <br /> � • A contract for construction of the remaining required improvements . <br /> ANALYSIS : <br /> Some of the Phases V and VI subdivision improvements have been completed, and the developer <br /> proposes to bond-out for construction of the remaining required improvements to proceed with final <br /> plat approval . The format of the financial security has been approved by the County Attorney' s Office. <br /> and unit costs for construction items have been approved by Public Works , Utility Services. and <br /> Planning. The developer has also submitted a copy of the Contract for Construction of Required <br /> Improvements . All subdivision improvements are privately dedicated with the exception of the utility <br /> system, which will be separately warranted through the Department of Utility Services . Based on <br /> submission of the previously referenced contract and security, all requirements for final plat approval <br /> are satisfied . <br /> RECOMMENDATION: <br /> Staff recommends that the Board of County Commissioners grant final plat approval for Island Club <br /> Riverside, Phases V-VI . and authorize the Chairman to sign the Contract for Construction and accept <br /> the security that guranantees the contract. <br /> ATTACHMENTS : <br /> 1 .
