R.; s,.ew <br /> If <br /> • <br /> At its regular meeting of April 27 , 2000 the Planning and Zoning Commission granted <br /> preliminary plat approval for the subdivision . The applicant is requesting final plat approval for <br /> Chase Meadows Subdivision and is bonding out as part of the final plat approval process . The <br /> owner, Chase Meadows , LLC , through its agent, Carter Associates , Inc . , is now requesting final <br /> plat approval and has submitted the following : <br /> 1 . A final plat in substantial conformance with the approved preliminary plat . <br /> 2 . Certified Engineer ' s Cost estimate for remaining improvements . <br /> 3 . A Contract for Construction for the remaining required subdivision improvements . <br /> 4 . A security arrangement guaranteeing the contract for construction. <br /> ANALYSIS : <br /> Some of the required subdivision improvements have been constructed . Staff anticipates that all <br /> cost estimates and security amounts will be finalized and approved prior to the Board ' s May 15th <br /> meeting . The format of the financial security has been approved by the County Attomev ' s Office, <br /> and unit cost estimates for construction items have been approved by Public Works, Utiltiy <br /> Services and Planning . The developer also has submitted a copy of the Contract for Construction <br /> of Required Improvements . The contract, which is on a standard form approved by the County <br /> Attorney ' s Office, will be executed by the developer after the May 15 ', 2001 Board meeting <br /> date . Once the final cost estimate is approved by staff and the appropriate financial security is <br /> submitted, the plat will be recorded . All subdivision improvements are privately dedicated with <br /> the exception of the utility system, which is separately warranted through the Department of <br /> Utility Services . Therefore, no subdivision warranty and maintenance agreement is required . <br /> RECOMMENDATION : <br /> Based on the above analysis, staff recommends that the Board of County Commissioners grant <br /> final plat approval for the Chase Meadows Subdivision, authorize the Chairman to execute the <br /> Contract for Construction and any security documents, and accept the security. <br /> ON MOTION by Commissioner Adams , <br /> SECONDED by Commissioner Stanbridge , the <br /> Board unanimously granted final plat approval for <br /> Chase Meadows Subdivision , authorized the <br /> Chairman to execute the Contract for Construction <br /> and any security documents , and accepted the <br /> security, as recommended by staff. <br /> CONTRACT IS ON FILE IN THE <br /> OFFICE OF THE CLERK TO THE BOARD <br /> MAY 159 2001 ° 1Pon I <br /> - 39 - <br /> If <br /> If fall, <br /> t 3 <br /> i t ; <br />
