• <br />11.G.3. <br />DESCRIPTION AND CONDITIONS <br />The County needs a parcel of land along 43rd Avenue for construction staging and/or <br />drainage retention in conjunction with the proposed 43111 Avenue Project. The subject <br />parcel is located on the East Side of 43rd Avenue, south of 15th <br />Street, adjoining a parcel <br />that the County already owns. The parcel proposed for purchase contains 12,230 square <br />feet, or .28 acre. Zoning is RI (Residential, City of Vero Beach). The inclusion of this <br />parcel with the adjacent County -owned one will provide a total land area of <br />approximately .69 acre. <br />The Seller has offered the property to the County at a price of $20,000.00, and has <br />executed a Contract for Sale and Purchase in that amount. Seller bases the Purchase <br />Price upon an appraisal by Armfield-Wagner in June 2000 at $18,000.00, plus perceived <br />appreciation of $2,000.00 since the appraisal date. The Purchase Price equates to $1.64 <br />per square foot. This price -per -square -foot is at the high end, but still within the range of <br />other purchases the County has made of residential land in similar situations There are <br />no appraisal or attorney fees. <br />RECONIMENDATIONS AND FUNDING <br />Staff recommends the Board of County Commissioners approves the $20,000.00 <br />purchase and authorizes the Chaiinian to execute the contract. <br />Funding to be from Account #315-214-541-066.12 <br />ON MOTION by Commissioner Adams, <br />SECONDED by Commissioner Ginn, the Board <br />unanimously approved the $20,000 purchase and <br />authorized the Chairman to execute the contract, as <br />recommended by staff. <br />CONTRACT IS ON FILE IN THE <br />OFFICE OF THE CLERK TO THE BOARD <br />FACILITIES MAINTENANCE PROJECT NO. 9820 <br />CONSTRUCTION MANAGER SELECTION - PROCTOR <br />CONSTRUCTION CO. <br />The Board reviewed a Memorandum of April 19, 2002: <br />MAY 7, 2002 <br />-91- <br />
