Keating, AICP <br />Community Development/Director <br />6 <br />THROUGH: Stan Boling, AICP <br />Planting Director <br />FROM• Mark ZansMl,<- <br />Senior Planner, Current Development <br />DATE: April 26, 2002 <br />SUBJECT: Vero Mall, LLC Request for Final Plat Approval for Vero Mall P.D. <br />It is requested that the data herein presented be given formal consideration by the Board of County <br />Commissioners at its regular meeting of May 7, 2002 <br />DESCRIPTION AND CONDITIONS: <br />Vero Mall PD (Planred Development) is a 3 lot subdivision of a 13.93 acre parcel , located on the <br />site of the old Vero Mall at the northwest corner of the intersection of U.S. Highway 1 and 12"' <br />Street The property is zoned PD (Planned Development) and has a C/I (Commercial /Industrial) land <br />use designation. <br />On February 14, 2002, the Planning and Zoning Commission granted preliminary plat / PD approval <br />for the entire project. Development of the buildings will proceed under the parameters of the <br />approved PD plan, and inspections will be conducted via the PD plan (site plan) development <br />inspection procedures. The developer is now requesting final plat approval and has submitted a final <br />plat in confoirnance with the approved preliminary plat/ PD plan. <br />ANALYSIS: <br />The Vero Mall final plat creates one Large parcel (Lot 1) for the main commercial building and two <br />outparcels near U.S. Hwy 1 (lots 2 and 3). As part of the final plat process, the developer has <br />established easements and reciprocal agreements to ensure rights for shanng common access, <br />drainage, and utility improvements that serve all three lots. Improvements for the project (e.g. roads, <br />drainage, utilities, landscaping) are tied to the approved PD plan (site plan) which has been released <br />MAY 7, 2002 <br />
