Open Space : Required : 40 % <br /> Existing : 44 . 8 % ( at buildout) <br /> 7. Traffic Circulation : The site currently has two driveways on 58 `s Avenue . The southern <br /> driveway will be removed and relocated further south on 58 ` Avenue . The driveways <br /> will provide access to the two main parking lots which are located to the west and south <br /> of the buildings . These parking lots are inter-connected at the southwest corner of the <br /> site . The new driveway . location and internal circulation plan have been approved by the <br /> Traffic Engineering Division . <br /> A traffic impact statement (TIS ) has been reviewed and approved by the Traffic <br /> Engineering Division . As a result of the approved TIS , it has been determined that no <br /> off- site improvements are required . <br /> 8, Phasing: Phase I will include a new sanctuary to be constructed south of the existing <br /> buildings , and a minimum of 250 parking spaces , site buffering, and stormwater system <br /> improvements . At project completion , the existing buildings will be convened into <br /> accessory uses such as Sunday school rooms , social halls , and similar facilities . <br /> Phase II will consist of the 6.000 sq . ft . life center, and the remainder of the parking to the <br /> west which will be used for additional church functions . No other improvements are <br /> proposed in Phase 11 . No weekday daycare or school use is proposed . <br /> 91 Off-Street Parking : <br /> Required Phase I and II : 250 spaces (cumulative) <br /> Provided Phase I : 320 spaces (cumulative) <br /> Note : All proposed parking will be constructed with Phase I . All spaces proposed for <br /> daily use will be paved (40) ; the remainder will be stabilized (grassed ) parking as allowed <br /> in the LDR for infrequent uses . <br /> 10. Storm water Management: The stormwater management plan has been approved by the <br /> public works department, and the applicant will obtain a Type " A " storm water <br /> management permit prior to site plan release . <br /> 11 . Utilities: The existing church facilities are presently served by a well and an on -site <br /> septic system. With the proposed expansion project, the existing and proposed church <br /> facilities will be connected to county water and sewer services . These utility provisions <br /> have been approved by the Department of Utility Services and the Environmental Health <br /> Department. <br /> 12. Environmental Issues : There are no upland habitat or jurisdictional wetlands on site . <br /> Therefore, no upland preservation or wetland requirements apply .
