SUBJECT: King 's Baptist Church, Inc. 's Request for Special Exception Use Approval <br /> for an Expansion to its Existing Place of Worship <br /> It is requested that the data herein presented be given formal consideration by the Board of <br /> County Commissioners at its regular meeting of May 8 . 2001 . <br /> BACKGROUND: <br /> Mosby & Associates , Inc . has submitted an application for special exception use and major site <br /> plan approval for an expansion to the King ' s Baptist Church . The plan proposes a significant, <br /> two phase expansion of the existing facility , which is located on the west side of 58th Avenue <br /> just south of 33id Street. The applicant has acquired an additional 1 . 73 acres of land which are <br /> being added to the existing site ; this expanded area together with the original site area will <br /> accommodate the proposed expansion . Because the site is zoned residential (RS -3 ) and the <br /> proposed expansion exceeds 10% of the existing facility floor area, special exception approval is <br /> required . <br /> • Planning and Zoning Commission Action : <br /> At its regular meeting of April 5 . 2001 , the Planning and Zoning Commission voted <br /> unanimously (7-0) to recommend approval of the special exception use for the King <br /> Baptist Church with the conditions included in the recommendation at the end of this <br /> report. In addition , the Planning and Zoning Commission approved the corresponding <br /> major site plan application subject to Board approval of the special exception use request . <br /> The Board of County Commissioners is to approve , approve with conditions , or deny the <br /> special exception use request . Pursuant to Section 971 . 05 of the land development <br /> regulations (LDRs ) , the Board is to consider the appropriateness of the requested use for <br /> the subject site and surrounding area . The county may attach any conditions and <br /> safeguards necessary to mitigate impacts and to ensure compatibility of the use with the <br /> surrounding area . <br /> ANALYSIS : <br /> 1 .
