Radke; Senior Planner, Current Development t <br />DATE: June 24, 2002 <br />SUBJECT: Island View Property Development Ltd.'s Request for Extension of Site Plan <br />Approval for a Multi -Family Project known as Island View <br />SP -MA -O1-07-50 / 2001030063-26912 <br />It is requested that the data herein presented be given formal consideration by the Board of <br />County Commissioners at its regular meeting of July 2, 2002. <br />DESCRIPTION & CONDITIONS: <br />On June 14, 2001, the Planning and Zoning Commission granted conditional major site plan <br />approval to construct an SA -unit multi -family condominium complex located on the east side of <br />U.S. Highway #1, just noit'1 of 97°i Lane. The current expiration date of the sitc pian approval is <br />June 14, 2002. <br />The project applicant filed a request to extend the site plan approval expiration date on June 10, <br />2002. While a current lack of funding for this project is the reason stated by the applicant for the <br />delay in construction, the applicant does anticipate that the project will move forward within the <br />next few months Pursuant to site plan regulations, the extension request may now be considered <br />by the Board of County Commissioners because the request was submitted prior to the approval <br />expiration date. <br />ANALYSIS: <br />Although the LDRs have been amended since the time of project review and approval, the <br />members of the Technical Review Committee (TRC) concur that subsequent amendments as <br />applied to the subject project are not significant enough to require substantial revisions or <br />JULY 2, 2002 <br />-35- <br />
