DeB1ois <br />Chief, Environmental Planning <br />DATE: June 25, 2002 <br />RE• <br />Consideration of "The Inlet at Sebastian" Multi -family Development Project <br />Archaeological Resources Report <br />It is requested that the Board of County Commissioners formally consider the following infoiination at the <br />Board's regular meeting of July 2, 2002. <br />DESCRIPTION AND CONDITIONS <br />Mosby & Associates, Inc., on behalf of Thomas Scott, has applied for and has obtained site plan approval <br />from the County Planning and Zoning Commission (PZC) for a multi -family development project on <br />Indian River Drive in Roseland (see location map, Attachment # 1). The project is called "The Inlet at <br />Sebastian." On June 13, 2002, the PZC approved the project site plan but with certain conditions. One of <br />the conditions was that, as a result of a preliminary survey that identified archaeological resources on the <br />property, the applicant needs to comply with recommendations of the County Historic Resources <br />Advisory Commirtce (IIRAC) regarding protection or mitigation of those resources: <br />Project Description <br />The subject 13.73acre site has frontage on the Indian River Lagoon, Indian River Drive and Old Dixie <br />Highway, and is approximately 1,700' south of Roseland Road. The property contains a 4.30 -acre <br />wetland located between Indian River Drive and Old Dixie Highway. The development, as proposed, will <br />consist of 82 residential units in four buildings, along with a boat storage building and recreational <br />facilities (see Attachment # 2). The proposed multi -family development is a permitted use in the RM -6 <br />zoning district, the district in which the site is located. <br />As requested by county environmental planning staff, the applicant has submitted a preliminary survey <br />that identifies archaeological resources immediately adjacent to the east and west sides of Indian River Drive <br />(see Attachment # 3). The archaeological area east of Indian River Drive will not be impacted by the <br />proposed development. The archaeological area immediately west of Indian River Drive, however, will be <br />Impacted by proposed construction of the buildings, parking lot and retention area. <br />JULY 2, 2002 <br />.£, '4 <br />n <br />-64- <br />
