It is requested that the data herein presented be given formal consideration by the Board of County <br />Commissioners at its regular meeting of July 24, 2001. <br />1 ; � �► a►1 �►1 � <br />Shannon's Walk subdivision is a 28 lot subdivision of a 9.72 acre parcel. The subject property is <br />located on the south side of 49" Street, immediately west of Lindsey Lanes Subdivision. The <br />property is zoned RS -6, residential single-family (up to 6 units/acre) and has an L-2, low density 2 <br />(up to 6 units/acre), land use designation. The density of the subdivision is 2.88 units/acre. <br />On June 24, 1999, the Planning and Zoning Commission granted preliminary plat approval for <br />Shannon's Walk subdivision. The developer, Shannon's Walk Development Corp., subsequently <br />obtained a land development permit and has completed construction of the required subdivision <br />improvements. The developer is now requesting final plat approval and has submitted the following: <br />1. A final plat in conformance with the approved preliminary plat. <br />2. A certificate of completion for all required subdivision improvements. <br />All required subdivision improvements have been completed and the developer has obtained a <br />certificate of completion from Public Works certifying that all required improvements are complete <br />and acceptable. All subdivision improvements are privately dedicated with the exception of the <br />utility system, which is separately warranted through the Department of Utility Services. Therefore, <br />no subdivision warranty and maintenance agreement is required.
