Morris <br />DATE: <br />July 17, 2001 <br />DESCRIPTIONS AND CONDITIONS <br />/{I C <br />An additional 20 feet (20') of right-of-way is needed along the south side of Roseland Road at <br />126' Place, Sebastian, Florida to accommodate a sidewalk project extending from 126`h Street to <br />the Riverwalk Plaza in Sebastian, Florida. The owners have executed a contract at a negotiated <br />price of $6,607.40, which includes the land, and other terms and conditions. In addition, the <br />property owners will grant to County a 10 -foot (10') Temporary Construction Easement. Such <br />easement shall remain in affect until work is completed at the subject location. <br />The contract price is $6,607.40. The subject right-of-way parcel measures 20 feet by 150.27 feet, <br />which is 3,005.40 square feet. The purchase price for the land is $3,005.40 based on 3,005.40 <br />square feet at $1.00 per square foot. This price per square foot is similar to that paid to other <br />property owners affected by this project along Roseland Road. The balance of the purchase price <br />is in the form of: 1) $1,502.00 for severance damage due to the proximity of the proposed right- <br />of-way south line to the inhabited garage apartment (16'), and, 2) $2,100.00 for site <br />improvements, which includes 200 feet of 6 foot high wood privacy fence to compensate for the <br />removal of the vegetative view and noise buffer located within the proposed 20 feet of additional <br />right-of-way. The adjacent property owner has submitted a signed contract (not yet submitted to <br />the Board due to a condition in the contract, not yet resolved) with the contingency that the <br />Board of County Commissioners prior to July 28, 2001 approve the Steussing contract. There are <br />no appraisal or attorneys fees. Other terms and conditions in the contract are as follows: <br />a) The $6,607.40 will be net to the seller.
