Existinu Land Use Pattern <br /> The subject property and properties to the east, west and south are zoned RMH - 8 . Land to the north <br /> of the site is zoned A - 1 , Agricultural District ( up to 1 unit/5 acres ) . The subject property and <br /> properties to the north consist of old citrus groves . The Village Green Mobile Home Park is located <br /> to the west and to the south of the subject property . East of the site , land consists of undeveloped <br /> woods and an equipment storage area for the Village Green Mobile Home Park . <br /> Future Land Use Pattern <br /> The subject property and properties to the east, west and south are designated M - 1 , Medium- Density <br /> Residential - 1 , on the county future land use map . The M- 1 designation permits residential uses with <br /> densities up to 8 units/acre . North of the site , land is designated L - 1 , Low- Density Residential - 1 , <br /> on the county future land use map . The L - 1 designation permits residential uses with densities up <br /> to 3 units/acre . <br /> Environment <br /> Consisting entirely of citrus groves , the subject property does not contain any wetlands or native <br /> uplands . According to Flood Insurance Rating Maps , the subject property does not contain any flood <br /> hazard areas . <br /> Utilities and Services <br /> The site is within the Urban Service Area of the county . Wastewater service is available to the site <br /> from the South Region Wastewater Treatment Plant, while potable water service is available to the <br /> site from the South County Reverse Osmosis Plant . <br /> Transportation System <br /> The site is bordered on the south by 26' Street, a two lane road that is classified as an urban collector <br /> road on the future roadway thoroughfare plan map . Although most of 26`h Street , between 66`h <br /> Avenue and 74" Avenue , has approximately fifty feet of public road right- of- way , the segment of <br /> 26`h Street that abuts the subject property has approximately 80 feet of public road right-of- way . The <br /> bridge connecting 26`h Street to 74`h Avenue is programmed for widening by the end of 2003 . No <br /> other improvements to this portion of 26" Street are currently programmed . <br /> ANALYSIS <br /> In this section , an analysis of the reasonableness of the rezoning request will be presented . <br /> Specifically , this section will include : <br /> • an analysis of the request ' s impact on public facilities ; <br /> • an analysis of the request ' s consistency with the county ' s comprehensive plan ; <br /> • an analysis of the request ' s compatibility with the surrounding area ; and <br /> • an analysis of the request' s potential impact on environmental quality . <br /> SEPTEMBER 18 , 200167 <br /> - 49 - <br />
