Mike Ray, Vice President, Graves Brothers , supported the Orchid Quay project; <br /> however, he was concerned that the commercial traffic generated by the project would make <br /> additional improvements necessary at the intersection at CR510 and US 1 . He felt the developers <br /> should pay for all required changes and improvements . <br /> Bob Johnson, Coral Wind Subdivision, requested additional details on the <br /> Comprehensive Plan, the notification process for neighboring property owners, and the Regional <br /> Review agency . <br /> Staff, with assistance from Commissioners Solari and O ' Bryan, addressed Mr . Johnson' s <br /> questions . <br /> Brian Curley, 4101 Ocean Drive, supported the Orchid Quay project, but shared Mr. <br /> Ray ' s concerns about maintaining adequate road concurrency and levels of service after the <br /> project ' s completion . <br /> Brian Goode, 445 24th Street, Traffic Engineer, Kimley-Horn & Associates, attested that <br /> the traffic study showed adequate capacity within the intersection. He also noted that the Florida <br /> Department of Transportation has indicated support for a traffic signal at US 1 and 83 `d Street, <br /> which would help alleviate traffic concerns . <br /> Commissioner O ' Bryan was concerned about making a land use change that might put <br /> existing property owners in a position of being unable to obtain concurrency because it is already <br /> vested out. <br /> Mr. Johnson encouraged the Board to make sure the County maintains its high standards <br /> for development and growth in the area. <br /> Mr. Paladin declared that the Orchid Quay developers would gladly effect any <br /> improvements necessitated by their project. <br /> rBK 141 PG 570 <br /> October 18 , 2011 18 <br />
