All <br />costs of the construction shall be borne by the Licensee. At the <br />end of the term of this License all improvements, with the <br />exception of removable personal property and equipment, shall <br />become the property of the Grantor free and clear of and claim of <br />right of Licensee. <br />4. Licensee may not assign this License without the <br />prior written approval of the Board of County Commissioners of <br />Indian River County. The Grantor shall not unreasonably withhold <br />such approval. Grantor agrees that Licensee may assign its rights <br />hereunder to The First National Bank of Maryland as security for a <br />loan by 'said Bank to License. <br />b. It the default is not remedied within said ten (10) <br />days, then Licensee shall surrender said premises to Grantor, or <br />Grantor, ot'its heirs and assigns, shall recover possession thereof <br />by action or forcible entry and detainer. <br />9.
