Schedule B <br />Policy Number: A02-1178439 <br />This policy does not insure against loss or damage (and the Company will not pay costs, attorneys' fees or <br />expenses) which arise by reason of: <br />1. Taxes and assessments for the year 2005 and subsequent years. <br />2. Easements or claims of easements not shown by the Public Records, boundary line disputes, overlaps, <br />encroachments, and any matters not of record which would be disclosed by an accurate survey and <br />inspection of the premises. <br />3. Easements or claims of easements not shown by the public records. <br />4. Notwithstanding the insuring provisions, this policy does not insure any right of access to and from the <br />land. <br />5. Phosphate, Minerals, Metals and Petroleum Reservations and rights in favor of the State of Florida, as set <br />forth in the deed from the Trustees of the Internal Improvement Fund, recorded in Deed Book 82, Page <br />386. As to said reservation, the right of entry has been released pursuant to Florida Statute 270.11. <br />NOTE: All recording references in this commitment/policy shall refer to the Public Records of Indian River County, <br />Florida, unless otherwise noted. <br />NOTE: In accordance with Florida Statutes section 627.4131, please be advised that the insured hereunder may <br />present inquiries, obtain information about coverage, or receive assistance in resolving complaints, by contacting <br />the Commonwealth Land Title Insurance Company Regional Office, 201 South Orange Avenue, Suite 1350, <br />Orlando, FL 32801 Telephone 407-481-8181. <br />
