L . 0 <br /> AND <br /> WCI COMMUNITIES , INC . <br /> RELATING TO <br /> CR 510 WIDENING AND CR 510/US 1 <br /> INTERSECTION IMPROVEMENTS <br /> THIS AGREEMENT , entered into this 21 st day of dune , 2005 , <br /> by and between INDIAN RIVER COUNTY, FLORIDA , a political subdivision of the <br /> State of Florida, 1840 25th Street, Vero Beach, Florida 32960 , hereafter called <br /> COUNTY, WCI COMMUNITIES, INC . , 11631 Kew Gardens Avenue , Suite 201 , <br /> Palm Beach Gardens , Florida 33410 , hereafter called DEVELOPER and ORCHID <br /> LANDING L .L . C ., 699 17th Street, Suite " C " , Vero Beach, Florida 32960 , hereinafter <br /> called OWNER; <br /> WHEREAS , the DEVELOPER and OWNER have submitted a conceptual site <br /> plan and traffic impact analysis to the COUNTY for a residential mixed-use community <br /> known as Orchid Landing on a 117 acre parcel of land (located north and south of CR <br /> 510 ) legally described in Exhibit "A" (the "Property") ; and <br /> WHEREAS, the DEVELOPER and OWNER propose to construct approximately <br /> 512 residential units and approximately 130 , 000 S .
