4.2 Successful bidder shall comply with all laws, ordinances, regulations and building code requirements <br /> applicable to the work and/or service contemplated herein. The successful bidder is presumed to be <br /> familiar with all state and local laws, ordinances, code rules and regulations that may in any way <br /> affect the work. Ignorance on the part of the bidder will in no way relieve him from respodsibility . <br /> 5.0 TERM OF CONTRACT <br /> 5. 1 The Food Concession Services Lease contract shall be for an original fixed term of five (5) years <br /> from the date of execution subject to early termination pursuant to its term, and thereafter renewable <br /> for successive one ( 1 ) year terms for a maximum term of twelve ( 12) years. However, the County <br /> may extend or renew this lease contract with the Concessionaire if deemed to be in the best interest <br /> of Indian River County . <br /> 5 .2 Renewal of the mutually agreeable terms and conditions shall be completed sixty (60) days prior to <br /> each lease contract period . <br /> 6. METHOD OF AWARD <br /> 6. 1 Among the factors to be considered in the award of this bid and/or proposal are the following: <br /> 6.2 Technical Qualifications: Qualifications relating to the professional personnel to be operating the <br /> food service concession, including educational or technical background and prior experience in <br /> related operations. (20%) <br /> 6.3 Management Plan: The operational plan proposed for meeting the requirement and specifications. <br /> This shall include tenant fit out of food service facilities; menu; prices; food quality . (20%) <br /> 6.4 Company Qualifications: Adequacy of proposed equipment and staff, performance record, ability to <br /> '1%W fulfill services required in a timely basis, and the emphasis which company management would <br /> place on this effort. (20%) <br /> 6.5 Rental/Lease Bid Amount: It is the desire and intent of the COUNTY to enter into a Lease Contract <br /> for the facility operated within the Snack Bar at Sandridge Golf Club. The County is requesting that <br /> the respondent submit within a sealed envelope, on the Bid Form included within this document, an <br /> amount, based on 1 ,705 square feet of space in the clubhouse, it is willing to pay on an annual basis, <br /> paid monthly, for the utilization of the cafe facilities. While the amount of the bid quote is not a sole <br /> determining factor it shall be weighed accordingly. (40%) <br /> 7.0 RESPONSIBLE AGENT <br /> 7. 1 The successful bidder shall designate a responsible agent and alternate as necessary, for all dealings, <br /> communications, or notices or contracts between the County and the successful bidder.
