<br /> shown on the Plat of PINEWOOD ESTATES , according to the plat thereof recorded in Plat
<br /> Book 8 , Page 61 , of the Public Records of Indian River County, Florida .
<br /> ( Hereinafter referred to as " Easement Area ")
<br /> SEE CROSSHATCHED AREA ON EXHIBIT "A" ATTACHED HERETO AND MADE A PART HEREOF .
<br /> And GRANTOR hereby covenants with said GRANTEE that it is lawfully seized of said servient land in fee
<br /> simple and that it has good right and lawful authority to convey the easement established hereby, subject
<br /> to mortgages and encumbrances and restrictions of record , if any. By acceptance of delivery of this
<br /> Easement , the GRANTEE agrees to repair and maintain the Easement Area at its sole expense .
<br /> This grant of easement shall run with the land and shall be binding on and shall inure to the benefit of the
<br /> parties hereto , their heirs , successors and assigns .
