Appendix B presents the 2004 vacant land sales in West IRC , used to determine the land
<br /> replacement value for five program areas . West IRC is defined as the area between 58th Avenue
<br /> and County Road 512 . Because the County is more likely to build future facilities in this area,
<br /> sales in West County are utilized to determine land cost per acre . Sales of four- to six- acre lots are
<br /> used in the calculation of library, public buildings , and emergency services impact fees . Sales of
<br /> 40 - to 130 -acre parcels are used in the calculation of public education and parks and recreation
<br /> facilities impact fees .
