AN ORDINANCE OF INDIAN RIVER COUNTY, FLORIDA, AMENDING THE ZONING
ORDINANCE AND THE ACCOMPANYING ZONING MAP FOR MORE OR LESS 6 ACRES
LOCATED WEST OF 108TH AVENUE AND APPROXIMATELY 200 FEET SOUTH OF C.R.
512, FROM CG, GENERAL COMMERCIAL DISTRICT TO CRVP, COMMERCIAL
RECREATIONAL VEHICLE PARK DISTRICT (UP TO 14 UNITS/ACRE); AND PROVIDING
CODIFICATION, SEVERABILITY, AND EFFECTIVE DATE.
WHEREAS, the Planning and Zoning Commission, sitting as the local planning agency on
such matters, held a public hearing and subsequently made a recommendation regarding this
rezoning request; and
WHEREAS, the Board of County Commissioners of Indian River County, Florida, did
publish and send its Notice of Intent to rezone the hereinafter described property; and
WHEREAS, the Board of County Commissioners has determined that this rezoning is in
conformance with the Comprehensive Plan of Indian River County; and
WHEREAS, the Board of County Commissioners has held a public hearing pursuant to this
rezoning request, at which parties in interest and citizens were heard;
NOW, THEREFORE, BE IT ORDAINED, by the Board of County Commissioners of Indian
River County, Florida, that the zoning of the following described property situated in Indian River
County, Florida, to -wit:
FROM THE NORTHEAST CORNER OF THE SOUTHWEST/40F THE SOUTHEAST/40F
SECTION 20, TOWNSHIP 31 SOUTH, RANGE 38 EAST, INDIAN RIVER COUNTY,
FLORIDA; RUNS SOUTH 0°32'37" WEST ALONG EAST LINE OF AFORESAID
SOUTHWEST '/4 OF SOUTHEAST '/4A DISTANCE OF 299.15 FEET TO THE POINT OF
BEGINNING OF THE PARCEL TO BE HEREIN DESCRIBED, SAID POINT OF BEGINNING
BEING LOCATED ON THE WEST RIGHT-OF-WAY LINE OF 108TH AVENUE, FROM SAID
POINT OF BEGINNING CONTINUE SOUTH 0032"37" WEST ALONG SAID LINE AND
ALONG SAID WEST RIGHT-OF-WAY LINE 350 FEET: THENCE RUN NORTH 89°15'23"
WEST A DISTANCE OF 778.69 FEET TO THE EASTERLY RIGHT -OF WAY- LINE OF I-95;
THENCE FOLLOWING SAID RIGHT-OF-WAY LINE RUN NORTH 10°48'50" EAST, 355.33

FEET; THENCE LEAVING SAID RIGHT-OF-WAY LINE RUN SOUTH 89015'23" EAST, A
DISTANCE OF 715.55 FEET MORE OR LESS TO THE POINT OF BEGINNING
SAID PARCEL CONTAINS 6 ACRES, MORE OR LESS.
SUBJECT TO ALL EASEMENTS, RIGHTS OF WAY, RESERVATIONS AND RESTRICTIONS,
IF ANY.
is changed from CG, General Commercial District, to CRVP, Commercial Recreational Vehicle Park
District.
All with the meaning and intent and as set forth and described in said Land Development
Regulations.
This ordinance shall become effective upon filing with the Department of State.
Approved and adopted by the Board of County Commissioners of Indian River County,
Florida, on this 19th day of September, 2006.
This ordinance was advertised in the Press -Journal on the 4th day of September, 2006,
for a public hearing to be held on the 19th day of September, 2006, at which time it was moved for
adoption by Commissioner Wheel er , seconded by Commissioner Davis ,
and adopted by the following vote:
