AN ORDINANCE OF INDIAN RIVER COUNTY, FLORIDA, AMENDING THE
ZONING ORDINANCE AND THE ACCOMPANYING ZONING MAP FROM A-1 TO PD
FOR APPROXIMATELY 29.44 ACRES AND MODIFYING THE OVERALL
CONCEPTUAL PLAN FOR THE SUBJECT SITE LOCATED ON THE NORTH SIDE OF
OSLO ROAD APPROXIMATELY 330 FEET EAST OF 58TH AVENUE AND
DESCRIBED HEREIN AND PROVIDING FOR EFFECTIVE DATE.
WHEREAS, on February 27, 2003, the Planning and Zoning Commission, sitting as the local planning
rezoning request; and
WHEREAS, the Board of County Commissioners of Indian River County, Florida, did publish its
Notice of Intent to rezone the hereinafter described property; and
WHEREAS, the Board of County Commissioners has determined that this rezoning is in conformance
with the Comprehensive Plan of Indian River County; and
WHEREAS, the Board of County Commissioners has held a public hearing pursuant to this rezoning
request, at which parties in interest and citizens were heard;
NOW, THEREFORE, BE IT ORDAINED, by the Board of County Commissioners of Indian River
County, Florida, that the zoning of the following described property situated in Indian River County, Florida
to -wit:
A PARCEL OF LAND BEING A PORTION OF TRACTS 13 AND 14, AS SHOWN ON THE LAST
GENERAL PLAT OF THE LANDS OF THE INDIAN RIVER FARMS COMPANY AS FILED IN THE
OFFICE OF THE CLERK OF CIRCUIT COURT OF ST. LUCIE COUNTY, FLORIDA, IN PLAT BOOK 2,
PAGE 25, AND BEING IN THE SOUTHWEST QUARTER OF SECTION 21, TOWNSHIP 33 SOUTH,
RANGE 39 EAST, MORE PARTICULARLY DESCRIBED AS FOLLOWS.
COMMENCING AT THE NORTHEAST CORNER OF THE SOUTHWEST QUARTER OF
SECTION 21, TOWNSHIP 33 SOUTH, RANGE 39 EAST;
THENCE S00010924"W, 30.00 FEET, ALONG THE EAST LINE OF SAID SOUTHWEST
QUARTER, TO A POINT ON THE SOUTH RIGHT OF WAY OF SUB LATERAL B -6-E;
THENCE CONTINUE S00010'24"W, ALONG THE EAST LINE OF SAID SOUTHWEST
QUARTER, 2511.64 FEET, TO A POINT ON THE NORTH RIGHT OF WAY OF 9TH STREET SW (OSLO
ROAD) AS DESCRIBED IN OFFICIAL RECORD BOOK 1154, PAGES 2732-2735, OF THE PUBLIC
RECORDS OF INDIAN RIVER COUNTY, FLORIDA;
THENCE N89036'51"W, 804.41 FEET, ALONG SAID RIGHT OF WAY, TO THE POINT OF
BEGINNING;

SAID PARCEL NOW LYING AND BEING IN INDIAN RIVER COUNTY, FLORIDA,
SAID PARCEL CONTAINS 29.44 + ACRES AND IS SUBJECT TO RESERVATIONS, RESTRICTIONS
AND EASEMENTS OF RECORD.
Be changed from A-1, Agricultural -1 (up to 1 unit/5 acres) to PD, (Planned Development Residential).
All with meaning and intent as set forth and described in said land development regulations, and the
attached approved conceptual PD plan.
Approved and adopted by the Board of County Commissioners of Indian River County, Florida on this
15th day of April , 2003.
This ordinance was advertised in the Vero Beach Press Journal on the 1 St day of Apri 1 , 2003, for
public hearing to be held on the 15tWay of April 2003 at which time at the final hearing it was
moved for adoption by Commissioner raj nn , seconded by Commissioner I owt her and
